BMES recently completed the full Mechanical and Electrical installation for five new retail units at Water Row in Govan, part of a wider regeneration project aimed at revitalising the local area.

The units were delivered as part of a previous construction phase and handed over as bare shells, with only incoming water and power provisions in place. BMES was appointed to carry out a full Mechanical and Electrical fit-out, transforming the empty spaces into fully serviced, lettable commercial units.

The mechanical scope of works included the installation of heating systems, ventilation and sanitary ware. On the electrical side, BMES provided new switchgear, containment systems, small power distribution, lighting, emergency lighting, fire alarm systems and accessible alarms – ensuring full compliance with building standards for commercial use.

Working in a mixed-use development presented logistical challenges. The retail units are located beneath residential apartments, and the area experiences a high level of pedestrian footfall. BMES worked in close coordination with Ashwood and the wider project team to manage noise, access and safety – ensuring no disruption to residents or the public.

All works were carefully sequenced and delivered to programme, with clear communication maintained throughout. On completion, BMES provided full as-built documentation and compliance certification, handing over five modern, fully functional units ready for tenant occupation.
